Honest and Very KnowledgeableI first called Paul Getty about a year ago to discuss the potential sale of my rental home in Walnut Creek. It was an older home and I was facing the need to invest over $50,000 to update the kitchen and replace part of the roof. Since my cashflow was OK and I had a good tenant, Paul encouraged me to keep the property rather than sell it and benefit from the continued appreciation. I took his advice and did see further appreciation over the past year - but my good tenant moved out and the new tenant was driving me crazy with constant complaints and not making timely rent payments. I finally had enough and decided to sell and called the folks at FGG who helped me select a small portfolio of DST properties that almost doubled my cashflow while allowing me to get free of the challenges of dealing with a bad tenant. Jan Getty was awesome and helped me with the paperwork and it was easier reinvesting into DSTs than selling my rental property. Watch Out for DST Salesmen Who Have Conflicts of InterestI first discovered DSTs by surfing on the web and ended up talking with a sales guy that was heavily pushing me to invest in a DST that his firm had developed. I did my homework and found out that they had no significant DST track record and were unwilling to disclose their company's financials to me. I did more research and learned about FGG through a friend who had done business with them. FGG presented me with a whole range of options including standard real estate options and also DSTs. They did not push any particular product and ended up developing a portfolio for me that included a single tenant medical building plus a couple of DSTs from Inland. Be wary of DST sales people that only have DSTs to sell you - because not everyone should invest in DSTs. Also run and don't just walk away from DST firms that try and push you to buy their own DSTs. Big conflict IMO!!
True One-Stop ShopA lot firms advertise that they are a one-stop-shop - but I found that the folks at First Guardian really deliver. I had an 8 unit building in Mountain View and I was tired of managing it and was thinking of selling - but did not have a good reinvestment option and I did not want to go through the hassle of dealing with multiple sales people to hep me sell and then find a replacement property. FGG was not only able to sell my rental property for significantly more than a previous offer I had received, they also acquainted me with DST options that more than doubled my cashflow. They also managed the whole 1031 exchange process and provided me with pre-filled documents that were easy to review and sign. The whole sale and reinvestment process took only about 90 days and I am now happily enjoying the added income and taking my first real vacation in long time. Thanks FGG!
